Now that March Break is behind us, we are getting fit for our spring real estate market.  At this time of year, we start dreaming of blue skies, warm dog walks and even a little sunshine and sand.

If you are thinking about making a move, there are a few things you can do to get your house fit for a spring sale. Although the long days of winter seem endless, spring is just around the corner and with that comes a lot more listings to the market.

Work from the inside out

It is important that your house is ready inside and out once the time comes to sell. We pride ourselves in putting our clients first. Here are some of the inside tips and tricks we like to share with our clients when it is time to get your house ready for the spring market.

Start from the inside and work your way out, think about how easy your move will be if you have organized all your hidden spaces first. That means tackling the closets and storage spaces. Edit all the items you no longer want or need and donate the extra things — you will make someone’s day. While you are organizing your stuff, set aside any documents relating to your house. If you have a survey or any permits, receipts or warranties, put them in a file labelled "house". This is also an excellent time to gather outdoor photos of your yard. It is great to show a buyer how beautiful your home looks in the spring or summer, when the leaves are back on the trees.

Spring cleaning is an important step when you are getting ready to sell. Make sure all clutter is packed up and put away. A buyer wants to see the space, not our things. Pay close attention to light fixtures, appliances and windows, and even the inside of the garage. In putting our clients first, cleaning is a service we can often provide for you, along with some ideas on a new welcome mat, a fresh bouquet of flowers and some pleasant-smelling candles.

Make the best first impression

They say you only get one chance to make a first impression! Pay close attention to the outside. Especially after our winter, with lots of fallen branches and twigs to be picked up. I always make sure my clients have a good pressure washing of the driveways and walkways so that the outside looks its best.

Now is the time to book a cleaning for the gutters and outside windows and frames. If you can, arrange for an extra parking spot ahead of time, somewhere away from the front of your house for when buyers are coming to view your home. Make it easy for the buyers to arrive and see your whole property looking its best.

If there is still snow on the ground, ensure that the walkways are cleared so nobody slips and falls on the way in. If you have an extra car, park it somewhere else for a while. Organize any bikes, toys and sports equipment.

Start with the reviews. Just like we do when we shop for anything important, take the time to do the research. Look at Google, Zillow and other sources for reviews. Ask your potential agent about experience, market knowledge as well as their selling processes and systems. Of course, it is key that you are very comfortable with the realtor you choose. Remember, that although comfort is very important, you can have it all; comfort, experience, market knowledge and consistency.
